What are the advantages of roof replacement?

As a homeowner, you want to take care of the biggest investment you’ll probably ever make. This could be something like improving the curb appeal, adding a deck in back for an extra entertainment area, or even using the most energy-efficient appliances throughout the house.

However, many don’t think about the first line of defense houses have against the elements until it’s too late: The roof. A leaky roof will lead to water damage in the attic, the ceiling, and the walls. If not addressed, mold and mildew will start growing and the home becomes a health hazard for you are your family.

Unfortunately, you may not notice the damage until it’s too late. In some cases, the damage is clear – shingles have blown off, the roof is covered in moss, or maybe a large branch from a tree has given you an unwanted opening. Before taking care of each issue individually, maybe it’s time to consider a roof replacement.

With an incredible variety of roofing materials, profiles, and colors, a new roof will certainly refresh the home. Something as simple as a new paint job along with a new roof will give the home a completely new look – and maybe attract potential buyers.

Why Not Re-Roof?

This is certainly an option in many cases. A re-roof means the existing roof is covered with new roofing materials. This is most commonly seen with asphalt shingles, although other materials can be used over shingles, such as architectural shingles or even slate roofing.

It isn’t advisable to re-roof with other materials, however. Metal roofing has a very distinct profile, making it near impossible to cover appropriately. There are other issues with re-roofing as well. If there is unseen water damage under the current roofing, it will become even harder to detect under another layer of materials.
